The planned subdivision just east of ours along Spring Street Rd. is in the final stage of approval before the Town of Colonie planning board. The new subdivision, called Loudon Hills East, will directly impact many East Hills residents' sight lines and reduce their backyard privacy, potentially affecting their (and your) property value.
The final plan calls for Loudon Hills East to have 35 homes in a horseshoe-shaped street intersecting Spring Street Rd. While the developer had previously mentioned 34 homes, a set of restrictive covenants (like ours) and unspecified preservation of buffer space (just a "row of trees") between the new subdivision and ours, the most recent plans specifically exclude an HOA. This means there will be limited tree coverage, and no HOA to oversee what we might view from East Hills.
If you are concerned about the potential effect this new subdivision will have on our privacy, views and property values, please write to the Town planning board and/or attend the meeting:
